How Maine Property Tax Works
Maine property tax is administered by 481 municipalities, each with its own assessor. Maine Revenue Services provides state oversight. Property is assessed at "just value" (full market value) in most towns, with some equalization for municipalities that assess below market.
The tax calculation
Annual tax = (Assessed value − Homestead exemption) × (Mill rate ÷ 1,000)
Example: $350,000 home in Portland at mill rate 14.04: $350,000 − $25,000 (homestead) = $325,000 taxable. × 0.01404 = $4,563 annual tax.
Homestead Exemption
Maine's basic homestead exemption is $25,000 off assessed value for primary residences.
Eligibility
- Own and occupy property as primary residence
- Permanent resident of Maine for at least 12 months preceding the tax year
2026 Expansion
For property tax years beginning April 1, 2026, Maine legislation extends the full $25,000 exemption to homeowners age 65+ or veterans, regardless of the municipality's assessment ratio. Previously, municipalities assessing below 100% would proportionally reduce the exemption.
